We are partnering with a highly regarded real estate investment and management agency on Sydney’s North Shore to appoint an experienced Senior Asset Manager. This role will take full ownership of a quality portfolio, driving asset performance, income growth and long‑term value for private and institutional clients.

Key responsibilities

  • Develop and execute asset strategies to maximise income, WALE and capital value across the portfolio.
  • Lead annual asset business plans, including budgets, forecasts, leasing strategies and capital works programs.
  • Oversee leasing performance: drive leasing campaigns, negotiate new leases, renewals and restructures in line with asset strategies.
  • Monitor property performance, market conditions and competitive set to identify value‑add, repositioning and refurbishment opportunities.
  • Prepare detailed financial analysis, cash flows and business cases to support asset decisions, including capex, reconfigurations and potential divestments.
  • Provide clear, timely reporting to owners and investors on asset performance, key metrics, risks and strategic initiatives.
  • Lead and influence external property managers, facilities managers and leasing agents to ensure day‑to‑day operations support the agreed asset strategy.
  • Build and maintain strong tenant relationships to drive retention, minimise vacancy and protect income.
  • Ensure compliance with relevant legislation, risk management frameworks and sustainability objectives across the portfolio.
  • Contribute to acquisition due diligence and portfolio reviews as required, including underwriting and asset‑level strategies for new opportunities.

Skills and experience

  • 7–10+ years’ experience in real estate asset management, property investment, commercial property management or a closely related discipline.
  • Strong track record managing commercial or mixed‑use assets with demonstrated outcomes in income growth, leasing performance and value enhancement.
  • Advanced financial and analytical capability, comfortable building and interpreting asset‑level models, cash flows and business cases.
  • Excellent negotiation skills with proven experience in leasing, rent reviews, options, renewals and commercial terms.
  • Confident stakeholder manager, able to influence owners, tenants, external agents and internal teams.
  • Strong understanding of the Sydney property market, ideally with exposure to the North Shore and surrounding metropolitan precincts.
  • Relevant tertiary qualification in property, finance, commerce or a related field; real estate licence or CPP qualification highly regarded.
